How it really works

Selling a house can be a stressful and tedious process, not to mention the stress of whatever situation brought you to sell the house. We are here to lift the burden so you can get on with life. So, how does it really work? Here's how it generally goes for our sellers and what you can expect, really. 

Inquiry Stage

YOU fill out the contact form below or give us a call! Tell us more about your property and we will set up a visit to view the property.

 

Helpful for us to know: 

- How quickly do you need to sell?

- How long the property has been owned. 

- General condition of the home.

- Your expectation of what you need to get out and any pertinent information to selling the house.

Walk & Talk

We'll meet you at the property at the agreed upon date and time. We will walk the property, ask you some questions, get a full understanding of what we might be buying.

 

We do buy houses in any condition as long as the numbers work for both parties.  

The Offer

After the site visit, we crunch some numbers on our end and have a good think. We then send you the offer within 24-36 hours after the visit. Then you have a think. 

 

If you agree upon the offer, we will send you the contract to review with your attorney. We make ourselves available to talk through the contract, answer any questions you might have; we pride ourselves on being open, honest and fair.  

Done Deal

When we have a deal, everyone signs the contract, attorneys approve and we set a closing date. We can close quickly, usually within 30 days from contract signing. Since we buy with cash, there are no bank delays. Attorneys make sure the title is clean and the property clear to purchase.  

At the closing table, we take the keys and you take the money. Easy!

My property is beyond the Syracuse area, can I still get in touch?

Absolutely! We have gone beyond the area limits for the right deal, and we won't know until you try. We will let you know if we can't accommodate, and if we know someone who can, we will connect you.

I can't afford to make repairs, will that effect the deal? 

The offer, or deal, is based on the condition of the property. Sure, if you have a roof that needs to be replaced, we can't offer the same as if the roof is new. But the offer is never contingent on you having to do repairs first. We take houses "as is."

Does the property have to be cleaned out? 

We need to know upfront if you will be clearing out the house or if that will be part of the deal for us to do. It is part of the negotiation of the offer and a service we can provide to take the burden off of you.

I have a lien on my mortgage, can we still make a deal? 

We have to purchase properties with "clear and marketable title." Meaning, any outstanding liens or judgements would need to be resolved before we can proceed with purchasing the property.

Do you require inspections or radon tests? 

We do not. Since we are a cash buyer, we can buy properties without inspections, appraisals, or any other process that can hold up or derail a deal.

What's the difference between Lovewell Homes and a Wholesaler?

The difference between what we do and a wholesaler, is that you are directly selling to us. The wholesaler will put a contract on the property with you, have certain terms that are contingent on them selling the house. If they are unable to sell that contract to a final buyer within a set time, the entire deal can fall through, leaving you at square one. We are the direct buyer and a final sale, we are a sure bet.

Am I guaranteed a deal by contacting you? 

No, there's no guarantee the property will be a good fit for us or that the deal will be a good fit for you. If we do come into a contract with you, you can trust that we will see it through to the finish line!

Should I go to market instead?  Zillow's sale guesstimate is good and I'd like that price for my house.

Most of our clients are motivated sellers who don't have the time or the resources to go to market, or their house is not in full market condition. If you have the time and ability to complete renovations yourself or have a market-ready house with ample time to sell, you'll get more for your property by going to market. For those who don't have that to offer, they are very pleased to sell quickly and fairly, and avoid the hassles of real estate agents, showings, inspections, appraisals, and all the work that goes into listing a property.
